The Maharashtra Housing and Area Development Authority (MHADA) in Pune region has demanded that the state government resolution (GR) to extend an Floor Space Index (FSI) of 2.5 to low-cost housing schemes build by the MHADA should be extended to Pune region. “Former chief minister Ashok Chavan had said that the state government will soon issue a GR permitting 2.5 FSI for housing schemes of MHADA in Pune and Pimpri-Chinchwad region. However, no further action has been taken on the matter,” said Ankush Kakade, chairman, MHADA (Pune region). Kakade said the decision would help in building smaller flats for the common people under the housing schemes of the MHADA. A copy of the GR, issued by the state government in January, reached MHADA’s Pune office on May 25 when the deadline for receiving suggestions and objections from the public was over. “Only Mumbai and Nagpur had been earlier granted the 2.5 FSI. Flat fetches record 1.07 L/sq ft

A closed-door auction for an apartment in upscale Worli, held at a prominent south Mumbai five-star hotel on Tuesday morning, has created a national record. Flat 203 on the third floor of the luxurious Samudra Mahal building in Worli was sold for Rs 1,07,000 per sq ft. The reserve price was fixed at Rs 75,000 a sq ft. Winning bidder is believed to be a leading corporate honcho. The deal was brokered by Jones Lang Lasalle and the auction had only four bidders. When it was completed in 1970, Samudra Mahal was Mumbai’s most expensive building. Bookings had then commenced around Rs 700 a sq ft. Although the 1,706-sq-ft (built-up) apartment auctioned on Tuesday will fetch its seller, Standard Chartered Bank, more than Rs 18 crore, the transaction is the highest ever in terms of per sq ft rate. Slum Population in Mumbai and Delhi

Slum being a State subject, issues of slums including Survey, Compilation of data and preparation of Slum Development Plans etc., fall in  the domain  of State Governments concerned. As per Census of India -2001, the percentage of slum population in Delhi and in Greater Mumbai is 18.7% and 54.1% respectively. Government of Maharashtra has reported that during last two years 14786 number of illegal hutments have been removed. A total of 1,22,625 slum hutments have also been removed from 191 slums under slum rehabilitation scheme implemented by Mumbai Slum Rehabilitation Authority to provide alternate housing to the slum dwellers in Mumbai City and Mumbai suburban district. Out of the 1,22,625 slum dwellers included in 191 SRA Schemes, 41,964 slum dwellers were provided rehabilitation tenements and the remaining 80661 tenements are under progress.

Indo-US Green Partnership

The US and India took a concrete step to actualise the Green Partnership that they agreed to nearly a year ago. On Monday, US President Barack Obama and Prime Minister Manmohan Singh announced the setting up of Joint Clean Energy Research and Development Centre. “We agreed to deepen our cooperation and pursuit of clean energy technologies, and this includes the creation of a new clean energy research centre here in India and continuing our joint research into solar, biofuels, shale gas and building efficiency,” President Obama said in his opening statement at the joint press conference.    The proposed centre is part of the Partnership to Advance Clean Energy (PACE), which forms the core of the “green partnership”. Funding for the centre is expected from national budgets and the private sector. Each government proposes to commit $25 million over the next five years. Develop slums & enjoy tax benefits, CBDT tells builders in Mumbai

By virtue of the Central Board of Direct Taxes (CBDT) notification, real estate firms who have ventured into Slum Rehabilitation Scheme (SRS) projects in Mumbai will be exempted from income tax. The declaration seems to have brought a smile to the faces of builders such as the Lokhandwala group, Ackruti , HDIL and  Everest  , who are estimated to have earned around Rs 4,000 crore from the sale of over 400 properties under the SRS & can now claim tax benefits on their profits. The CBDT, which is the authority that supervises direct tax, issued a notification in the first week of August granting exemption under the scheme. This comes as a big relief to the builders who developed properties under SRS but were unable to claim tax benefits in the absence of a notification from the CBDT granting privileges under the scheme. While real estate prices are not showing any signs of easing (in fact, they have started hardening again), the Reserve bank of India (RBI) has chosen to tighten a few norms for home loans, adding to borrowers’ woes. In its recent policy review, RBI has taken three steps that will adversely impact prospective homebuyers who are dependent on home loans. To begin with, the loan-to-value ratio has been lowered to 80% from 85%. This means that you can borrow only up to 80% of the value of the property that you plan to purchase. The remaining 20% has to be funded out of your own/family savings.
